One of the first decisions buyers face in Dubai is whether to buy off-plan, meaning a property that is still being built, or a ready unit you can move into or rent out straight away. Both are popular, and both can work well. The right choice depends on your budget, timeline and appetite for risk.
What is off-plan property?
Off-plan means buying directly from a developer before the project is completed. You usually pay in stages through a payment plan, with part of the price due during construction and the rest on or after handover.
Advantages of off-plan
- Flexible payment plans. You spread the cost over the construction period instead of paying everything up front.
- Lower launch prices. Early buyers often get better prices than those who buy closer to completion.
- Brand-new property. Modern layouts, new facilities and developer warranties.
- Potential growth before handover. If the market rises during construction, the value of your unit may rise with it.
Risks of off-plan
- No income during construction. You cannot rent the unit out until it is handed over.
- Possible delays. Completion dates can move, so build some flexibility into your plans.
- You buy from plans. The finished product can feel different from the brochure, so the developer’s track record matters.
In Dubai, payments for registered off-plan projects go into escrow accounts regulated by the authorities, which adds a layer of protection for buyers. Even so, choosing an experienced developer is the best safeguard.
Advantages of ready property
- Immediate use or income. Move in, or start earning rent from day one.
- What you see is what you get. You can inspect the actual unit, the view and the building.
- Known rental figures. It is easier to check real rents for similar units in the same building.
- Mortgage friendly. Banks are generally more comfortable lending on completed property.
Drawbacks of ready property
- Larger upfront payment. You will usually need the full price, or a deposit plus mortgage, at transfer.
- Older units may need work. Factor in maintenance or refurbishment costs.
Which should you choose?
Off-plan often suits buyers who are investing for the medium term, prefer to pay in instalments and do not need rental income right away.
Ready property often suits buyers who want to live in the home now, want immediate rental income, or plan to use a mortgage.
Many investors hold a mix of both. If you are unsure which route fits you, the Viona team can walk you through current off-plan launches and ready listings that match your budget.
